The Construction Project Manager will have 5+ years progressive experience including strong community college, university and/or public school background with at least 3 lease-leaseback projects and/or DSA projects. He/she will be responsible for the overall success of the project. This person will perform all aspects of project management in a professional manner and provide the core leadership required to guide the project team to success. Responsibilities for this position include the following: Provide the leadership required to guide the project team to success on projects ($5-$50M) with little involvement from upper management. Develop business and client relationships. Assemble new project proposals with little guidance. Develop the project schedule including the Preconstruction/Design Phase as well as the Construction phase. Need to have expertise in either P6 or MS Project. Develop conceptual estimates and detailed quantity survey estimates, develop detailed instructions to bidders with a solid understanding of current unit costs. Provides expertise in design-build and design-assist relationships. Accomplish trade contractor buy-out and selection. Administrate all aspects of the subcontracting process. Manage the project close out process to a successful timely completion. Forecast costs throughout project. Manage project, costs, schedule, and billings. Review project costs with Superintendent weekly Provide direction to, oversee, and work effectively with Project Engineers and Project Administrators. Manage, track, and present Cost Control with the client. Arrange and manage a proactive punch list process to ensure a very satisfied Owner/Design team. Requirements for this position include the following: Bachelor's degree with a preference in Construction Management or Engineering. 5+ years progressive experience including strong community college, university and/or public school background with at least 3 lease-leaseback projects and/or DSA projects. Proficient with software applications including Primavera, MS Project, Excel, PowerPoint, Timberline, and Viewpoint. Solid understanding the building permit process. Good understanding of all trades, including MEP. Experience with construction safety practices. Negotiated, customer-service based project delivery. Strong skill set as a builder and in project management, with solid record of success. Always promotes the highest level of professionalism and ethics.
