JOB REQUIREMENTS:

  • High school diploma, GED
  • Universal refrigerant license
  • 5-7 years verifiable experience in the mechanical trades in commercial setting
  • Proper licensing required by State of Michigan to perform annual CSD1 testing per Rule 27 requirements
  • Proper licensing required by State of Michigan to work on or operate steam/hydronic commercial boilers
  • Extensive experience in pneumatic controls in a commercial setting
  • Excellent organizational skills
  • Excellent communication skills
  • Ability to function in fast paced, changing environment
  • Willingness to work extra hours, accept and route calls after normal working hours when necessary
ATTITUDE REQUIREMENTS:

  • Must have a cooperative, friendly personality. This position will deal directly with administrators, building principals, maintenance/custodial staff, and the general public. "Whatever-It-Takes" attitude is a must.
MAIN ACTIVITIES:

  • Install new units or replacement parts for existing units; perform skilled maintenance, cleaning, installation, repair and trouble shooting of all heating, cooling, boiler and pneumatic controls systems; mechanical work may be performed in all areas of the trades
  • Install and maintain all pneumatic boiler controls and auxiliary equipment; monitor and inspect heating and cooling systems to ensure continued proper operation
  • Complete annual CSD1 testing per federal requirements
  • Responsible for all Rule 27 requirements including supervising annual shut-down and start-up of all boilers, steam and hydronic; obtain quotes when asked; order repair parts; check and change air filters on a regular basis;assess drain problems and perform any needed repairs; install and connect water and drain pipes
  • Determine amount of airflow required to keep carbon dioxide at a safe level; ensure this level is maintained
  • Read complex blueprints, piping, sketches, schematics and wiring diagrams
  • Requisition material and supplies from stock; call vendors to discuss needs for parts and supplies, and recommend purchases and suppliers
  • Perform brazing, soldering, pipefitting, welding and fabrication
  • Assist Facilities Manager in development of preventive maintenance program for all HVAC, boilers and boiler related equipment
  • Monitor boiler water chemicals; make recommendations and adjust
  • Comply with all school district policies and procedures
  • Exercise safe procedures at all times, using good judgment in the protection of his own and others' safety as well as reporting/correcting safety hazards
  • Exercise strict adherence to all BHAS safety policies and training programs assigned
  • Maintain confidentiality of all student affairs
  • Responsibilities are not all inclusive; other job duties (such as minor carpentry and/or general electrical/mechanical trade work) will be assigned as needed
KNOWLEDGE, SKILLS, & ATTRIBUTES:

The candidate must have proficient knowledge in the following areas:

  • Installation, repair, and maintenance of all types of commercial HVAC systems, equipment and components
  • Troubleshooting electrical circuits associated with commercial HVAC equipment
  • Use of all gauges associated with all refrigerants
  • Proper methods used for recovery of refrigerant and completion of all necessary paperwork
  • Relevant building codes and regulations
  • Policies and procedures within installation and maintenance of HVAC and boiler systems

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee is occasionally required to stand, walk, climb, balance, stoop, kneel, crouch or crawl. The employee must occasionally be able to lift or move up to 50 pounds. The employee must be able to maintain composure and function effectively in a noisy, fast-moving environment and assume responsibility for the safety and well-being of students in that environment. The employee engages in physical management with students in order to maintain a safe environment for students and others.
