Job Description TITLE: Master HVAC / Refrigeration Contractor - Lead Technician - Class 32

TERMS OF EMPLOYMENT: 12 month (260 days) with benefits and salary in accordance the SEIU Local 888 collective bargaining agreement

Immediate start date.
Shift: MON - FRI 6:00AM - 2:30PM
Hourly range: $35.6955 - $42.8265 per hour (Rates will increase 7/1/26)
Base starting salary: Class 18 Step 1- $74,246.64
Seasonal snow stipend: $600 per the SEIU contract
Annual Clothing Allowance: $400 allowance per the SEIU Contract
Benefits include:
Vacation - 2 weeks accrued annually after the first year of employment
Sick- 15 sick days annually.

Job Goal: To maintain a safe, comfortable and functional environment in all town and school buildings in a cost effective, customer-oriented manner that helps the town fulfill its mission of service to its residents and protects the capital investment made by the town in public facilities.
Maintenance functions include routine and emergency repairs and scheduled preventive services for all building systems, weekend building checks, and on call services.
Minimum Qualifications:- Must have a High School Diploma or equivalent
- Must have a valid driver's license.
- Maintain a safe driving record
- Five (8) years of experience in the HVAC trade.
- Possess a current Massachusetts Masters HVAC / Refrigeration Contractor License.
- Employment is contingent upon successful completion of a criminal record check (CORI), Sexual Offender Registry (SORI), SAFIS finger printing and a pre-placement medical exam with drug screening.
- Thorough knowledge of all codes pertaining to the maintenance and installation of HVAC systems.
- Proficient in the diagnosis and repair of HVAC and Refrigeration systems
- Expertise HVAC circuits, thermostats, relays, motors, control boards, installation & fabrication
- Piping (copper, brazing, soldering) Ductwork design and installation.
- Reading wiring diagrams and schematics
- Demonstrated ability to perform a wide variety of skilled HVAC tasks using hand or power tools, and related equipment to maintain buildings and equipment as detailed in the performance responsibilities listed below.
- Possess basic computer skills, including ability to perform simple word processing and send/receive email and ability to access internet programs, or willingness and ability to be trained on such items.
- Ability to effectively communicate verbally and in writing.
- Ability to perform basic math, understand written procedures, write routine documents, and speak clearly; and understand multi-step written and oral instructions.
Performance Responsibilities:General Performance Responsibilities:- Perform all emergency repairs to town buildings and equipment.
- Perform preventative maintenance inspections.
- Keep Supervisor informed of the progress of the work and any significant developments as they occur.
- Keep all work areas free and clear of debris.
- Perform building security checks including boiler and refrigeration equipment.
- Perform miscellaneous related duties as required by the Director of Facilities or designee
Primary Performance Responsibilities:Training and Oversight of Apprentices. Management of Apprenticeship Program
Training of personnel on trade specific building operations
Project Management
Contractor coordination and oversight
Design refrigeration and HVAC systems for commercial, or industrial buildings Replace or repair etc.
Maintain, on a regular schedule, all motors and other mechanical equipment requiring preventive maintenance services.
Respond to Emergency situations when called upon by Department Supervisor/s.
Ensures code compliance & permitting with all applicable building refrigeration, Gas code, and any other applicable codes and standards.
Verify refrigerant charge and airflow, perform corrective maintenance in a timely fashion.
Identifies and corrects health and safety issues in a time efficient manner.
Assists the Director of Facilities or designee with the review of construction documents for both new and renovation projects.
Assists in the development of the building preventive maintenance plan.
Assist with the ongoing updating and implementation of planned preventive maintenance.
Performs corrective action and preventive maintenance regarding building systems.
Obtain materials and supplies needed to complete assignment.
Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request materials needed according to established guidelines.
Work from plans, oral instructions, sketches and blueprints.
Shovel, plow and/or treat Municipal Properties; Perform snow removal operations and run associated equipment as instructed by Supervisor
Pulls Mechanical/HVAC , Gas Fitting, Sheet Metal permits when necessary
Safe operation of a Town vehicle to work sites; check oil, fuel, water levels and tires. Any deficiencies should be immediately reported to Department of Public Facilities Management.

Miscellaneous Performance ResponsibilitiesCarpentry (Helper):Remodel and repair classrooms and office space, including the removal of old walls and any other preparation necessary
Install counters, cabinets, benches, Partitions, doors, bulletin boards, etc.
Repair doors and related hardware
Replace floor and ceiling tiles as needed
Patch leaking roofs
Repair broken windows
Plumbing (Unlicensed Work):Repair and install sinks, toilets, drinking fountains, showers, sill cocks, kitchen equipment, etc.
Unclog and maintain drains in toilet areas, kitchens, boiler rooms, shower rooms and art science areas.
Electrical (Electical Helper):Assist license electricians as needed.

Perform a wide variety of skilled journey-level HVAC and mechanical work in the maintenance and repair of Town facilities and equipment.

Effectively and safely operate a variety of tools and equipment used in the HVAC, Plumbing and sheet metal trade.

Work is performed both inside and outside and the employee may be subject to loud noise, exposure to extremes in temperature, inclement weather, dust, odor, cleaning chemicals and related fumes, etc. Employees are subject to one or more hazards such as those associated with working power equipment, climbing ladders and working from scaffolding and aerial lifts. Regular and sustained periods of strenuous physical exertion. Operation of equipment that causes loud noise level and high vibrations.
May require the exercise of caution when operating equipment and handling chemicals or other toxic materials, and the utilization of proper sanitary precautions when handling trash, garbage, blood spills and other potential hazards.
Work is mutually mental and physical. While performing the functions of this job, the employee is required to bend at the waist, push, pull, move, lift and carry a minimum of 50 pounds, twist/turn, climb ladders, shovel snow, seek to assure proper and complete cleaning, and use dexterity of hands and fingers to operate power equipment.
